Heavy Rain Causes Crawl Space Flooding

Last week while installing several Hybrid Crawl Space Encapsulation Systems™ in East Tennessee, we suffered torrential downpours and flash flooding. The heavy rains caused problems in many of the crawl space projects we were working on. Although previously there was no evidence of standing water in those crawl spaces, in no time many of them had 6 inches or more of standing water causing us to scramble to install our Water Management System™.

Overflowing Down Spouts Can Lead to Water Problems

Goes to show you that you never know what mother nature can do to a crawl space if you have overflowing downspouts or foundation problems that normally can hold up to a typical rainstorm. You may not have an issue until you get severely heavy heavy rains that can flood and cause problems to the installed crawl space encapsulation system. This is why you should consider having a sump pump or trench installed.

Why is Water Getting into the Crawl Space?

Understanding why water is getting into your crawl space is crucial for implementing appropriate solutions. By identifying the root causes, you can take targeted actions to prevent water intrusion. Here are some common reasons water may be entering your crawl space:

1. Poor Drainage System

An inadequate or malfunctioning drainage system can contribute to water entering the crawl space. It is essential to ensure that your gutters are clear of debris, downspouts are properly directed away from the foundation, and the grading of the landscape encourages water to flow away from the house.

2. Foundation Issues

Cracks or defects in the foundation walls or floor can allow water to seep into the crawl space. Regular inspections of the foundation and prompt repairs can help prevent water intrusion.

3. Plumbing Leaks

Leaking or broken plumbing pipes can introduce water into the crawl space. Regularly inspecting the plumbing system and addressing any leaks promptly is essential to prevent water damage.

4. Heavy Rainfall and Flash Flooding

During periods of heavy rain or flash flooding, even well-maintained homes can experience water intrusion in the crawl space. While you cannot control the weather, you can take preventive measures to minimize the impact, such as installing a sump pump or a foundation drain system.

Crawl Space Sump Pumps Are Necessary to Divert Water

When considering crawl space encapsulation, we feel the crawl space should be a worry-free environment for years to come. We encourage at a minimum, a Water Management System™ which includes the proper installation of a sump pump along with a perimeter trench (french drain).

You may not see the need or benefit for one right now but shifting soil, clogged and overflowing downspouts, major rain storms, and even busted pipes over the years cause flooding.

Every Home Is Destined for Water Intrusion

Water intrusion in crawl spaces is almost guaranteed at some point just like a busted ice-maker water line or toilet overflow will eventually happen in the most well designed home. If you take on foundation water after encapsulating your crawl space and you do not have a way for that water to be removed it will compromise the integrity of the crawl space encapsulation system.

Protect Your Encapsulation Investment with a Floating Vapor Barrier

Spending thousands of dollars of your hard-earned money on a crawl space encapsulation system only to be destroyed by future flooding is something no one wants to do. Many times flooded crawl spaces cause the vapor barrier to rise like a water bed. This can undo taped and glued seams and cause humidity issues not controllable by even the best dehumidifiers.

If you spent major money on remodeling your kitchen and a water leak destroy the cabinets and the hardwood or the tile that you have worked hard to install, your insurance claim would assist in correcting your kitchen water damage. The only problem is most insurance companies aren't going to help you to fix your crawl space. Many insurance companies consider crawl space flooding to be a maintenance problem which is not covered.
